Hi everybody,

If you’re thinking of moving to Rockland County or if you currently reside here you don’t want to miss the Living in Rockland Expo being held at the Joseph T. St. Lawrence Community Center in Hillburn, NY on May 24th. from 10 a.m. to 4 p.m.

I think it’s so great that they’re doing this Expo, prospective and current residents can learn about different services that Rockland has to offer, and for the children there will be balloons, face painting, and toys. There will also be local bands that have agreed to play at the event.

I will be taking a few of my client homebuyers to the event so that they can get informed about the community and see how great it is to live in Rockland County. New Tax Credit For First Time Home Buyers / Rockland New York Real Estate

The new credit is for eligible first-time homebuyers who purchase a home on or after Jan. 1, 2009 and before Dec. 1, 2009, the first-time homebuyer credit is $8,000 and the individual no longer has to repay the credit unless the home owner sells or moves out of the home within 3 years of purchase.

*** The Following Is 2008 First Time Homeowner Credit***

The Housing and Economic Recovery Act of 2008 has a great incentive for first time home buyers. If interested in taking advantage of this tax credit a home buyer must purchase the home after April 8, 2008 and before July 1, 2009 and the buyer must not have owned a residential property in whole or in part at least three years prior to this purchase. The tax credit is $7,500 or $3,750 if married and filing seperately. The credit is to be paid back in increments of $500 a year for 15 years starting on the second year after the purchase. I think this is great because it gives that extra little bit of help that a lot of first time home buyers need, and it lets them pay it back in small payments.  H&R Block has a great tax tip section where they explain this bill, if you want to read it just follow this link H&R Block First Time Home Buyer Credit.
