Tips For Buying A House In Rockland County New York

 

My business is to sell real estate in Rockland County, so I know a lot of people that are ready to buy a house but are waiting for home sale prices to come down even more than they already have, and all I can say is…Why the heck are you doing that?

Home sale prices have already come down substantially and interest rates are still super low, so my advice is, if you’re serious about buying, are financially able and find the right house at a good price, buy it. What good is it to wait for prices to go down a little more if interest rates climb and you end up paying more?  This is definitely the time to buy.

 

I know that buying a house can be overwhelming, but if you do your homework it can be exciting and fun, yes I said fun. My advice is, take a deep breath, consult with professionals, do your research, and enjoy the ride.

 

I’ve put together some tips for buying a house in Rockland County New York that I hope will make you feel a little more at ease.

 

Tips To Buying A Home

 

 

1) Check your credit. Get your credit report from all three credit bureaus and make sure everything is accurate. You want your credit record to be as clean as you can possibly get it, so make sure all accounts are up to date.

 

2) Add up all of your income and expenses and speak to a reputable mortgage broker to get pre-approved for a loan that’s right for you, do this before you even start to look at homes. You want to know exactly what you can and cannot afford.

 

3) Find a real estate agent. The commission for a real estate agent is typically paid by the seller of the home so why not get a professional to represent you? An agent can help you with the buying process from the moment you begin looking to the day you close, this can help you avoid costly mistakes.

 

4) Research the neighborhood that interests you. Look for everything that’s important to you such as schools, crime rates, etc. There are many websites that can help you get this information, just do a web search.  

 

5) Drive around the neighborhood at different times of the day and on Friday and Saturday nights. You don’t want to move in and then find out that the usually quiet guy next door loves to play with his rock band out of his garage on the weekends.

 

6) When you find a house that might be the one you want, go back and check it out again. Your agent and the homeowner should have no problem with this. Take your time, really feel it out. If your agent makes you feel stupid for wanting to take another good look or is hurrying you along, than maybe it’s time to find another agent.

 

7) Once you find the house you want to call home and you put in an offer make sure the purchase contract has the contingencies you want. The most common contingencies around here are home inspections, attorney review, and mortgage approval. The home inspection contingency is very important because it tells you about the condition of the house. If a problem is found during the home inspection you can either back out of the contract free of any obligation or you can go back and negotiate with the sellers.  The attorney review allows you time to have your lawyer review the contract, and the mortgage contingency allows you to back out of the contract if your mortgage isn’t approved.

 

8) Make sure that either you or your agent are there during the home inspection. This way you can walk through with the inspector and he or she can point out any problems they might see.

 

Your real estate agent and your attorney are there to guide you through the entire process, so if you feel a little confused or frustrated please let them know. You must feel comfortable with the people that are representing you, if you’re not then let it be known.
