Prudential Rand Realty Is Now Better Homes and Gardens Rand Realty…GO GREEN!!

Yes it true, our company has changed from Prudential Rand Realty to Better Homes and Gardens Rand Realty. The news was as much of a surprise to me as it probably is to you. You cannot believe how excited I am about this change. It feels like a breath of fresh air in a market that certainy needs a positive change.

For 12 years the top real estate company in Rockland County was Prudential Rand Realty, and now guess what?…  Now that Prudential Rand Realty is Better Homes and Gardens Rand Realty, Rockland County is still RAND COUNTRY!  It’s still us. We’re the same people giving you the same great service, except now the service we provide will be much much better. The new internet technology alone is going to set us apart from everyone else.

I must admit that changing from Prudential Rand Realty to Better Homes and Gardens Rand Realty had me a little worried, I had a lot of questions, but my main concern when I heard about the change was, How will this impact my clients?… How is this better for them?  Oh Boy did I get my answer. I’m a firm believer in using the internet’s full potential for my clients and this is exactly what Better Homes and Gardens Rand Real Estate is all about. I was shown all the new programs to market my Home seller’s properties and get them sold, and all the new programs that help my Home buyers find the home of their dreams, and all in an easy and stress-free way. I am not easily impressed, but I must say I was blown away. 

There are only good things in our future and I have no doubt that my clients will be completely satisfied with all we have to offer.  I’ve earned  your trust in the past and this change will help me keep your trust now and into the future.

I specialize in  both conventional and short sales  in Rockland County and have definitely seen an increase in short sales in all the Rockland areas. There are so many homeowners out there that need help, in fact a local legal professional told us the other day that it looked like in the near future up to one third of all Rockland residential sales were going to be short sales, EGADS!. After the initial shock of this comment I decided to put in a post about this subject because there are a lot of people who don’t know the difference between a short sale and a foreclosure.  They are very confused and need help.

The following are these terms explained…

short sale is when a lender accepts less than the full amount owed on a mortgage from the home owner and absorbs the difference. This happens when the property is worth less than the amount owed to the lender and the owner must sell because he can no longer afford to pay the debt. The lender is usually willing to accept a short sale and take the loss because it is cheaper than going through the whole process of a foreclosure. In most cases it does not affect the home owners credit and they walk away free and clear. What happens is that the property is put on the market and the amount it sells for is used to pay the mortgage, liens, taxes, real estate agent, attorney, etc. the negative amount is then absorbed by the lender.

A Foreclosure is a whole other animal, this is when the home owner defaults on a loan and the lender seizes the property. This is the worst case scenario. In this case you lose the house, your credit is ruined, it just stinks.

Property seized by a bank is called an REO (Real Estate Owned) these are foreclosure properties that the bank has already seized and now owns.

If you’re having trouble paying your mortgage and feel that your situation is not going to change for the better anytime soon please contact your lender and explain the problem to them. The worst thing you can do is ignore the problem till the last minute and have your home seized.
