Hi everybody,

If you’re thinking of moving to Rockland County or if you currently reside here you don’t want to miss the Living in Rockland Expo being held at the Joseph T. St. Lawrence Community Center in Hillburn, NY on May 24th. from 10 a.m. to 4 p.m.

I think it’s so great that they’re doing this Expo, prospective and current residents can learn about different services that Rockland has to offer, and for the children there will be balloons, face painting, and toys. There will also be local bands that have agreed to play at the event.

I will be taking a few of my client homebuyers to the event so that they can get informed about the community and see how great it is to live in Rockland County. I can’t tell you how happy this makes me. New rules have been put in place for home mortgage loans that will protect the consumer from unfair, abusive, and deceptive home mortgage lending practices. In short these new rules will prohibit mortgage brokers and creditors from using deceit to get loans approved that should not be approved. Deceptive behavior by mortgage brokers and creditors affects us all and is one of the reasons the real estate market is in trouble today. Now don’t get me wrong the majority of mortgage brokers and creditors are respectful, honest, and descent¬†professionals (I know quite a few of the good ones:) ) but there are those few that give the business a bad name, being a real estate agent I can certainly sympathize with the professional ones that have to deal with the bad reputation the unscrupulous ones give them. ***I am updating this post because of the new 2009 Economic Stimulus that was signed into law on February 17, 2009***

 

 

New Tax Credit For First Time Home Buyers / Rockland New York Real Estate

The new credit is for eligible first-time homebuyers who purchase a home on or after Jan. 1, 2009 and before Dec. 1, 2009, the first-time homebuyer credit is $8,000 and the individual no longer has to repay the credit unless the home owner sells or moves out of the home within 3 years of purchase.

*** The Following Is 2008 First Time Homeowner Credit***

The Housing and Economic Recovery Act of 2008 has a great incentive for first time home buyers. If interested in taking advantage of this tax credit a home buyer must purchase the home after April 8, 2008 and before July 1, 2009 and the buyer must not have owned a residential property in whole or in part at least three years prior to this purchase. The tax credit is $7,500 or $3,750 if married and filing seperately. The credit is to be paid back in increments of $500 a year for 15 years starting on the second year after the purchase. I think this is great because it gives that extra little bit of help that a lot of first time home buyers need, and it lets them pay it back in small payments.  H&R Block has a great tax tip section where they explain this bill, if you want to read it just follow this link H&R Block First Time Home Buyer Credit.

I specialize in ¬†both conventional and short sales¬†¬†in Rockland County and have definitely seen an increase in short sales in all the Rockland areas. There are so many homeowners out there that need help, in fact¬†a local legal professional told us the other day that it looked like¬†in the near future up to one third of all Rockland residential sales were going to be short sales, EGADS!. After the initial shock of this comment I decided to put in a post about this subject because there are a lot of people who don’t know the difference between a short sale and a foreclosure.¬†¬†They are very confused and need help.

The following are these terms explained…

A short sale is when a lender accepts less than the full amount owed on a mortgage from the home owner and absorbs the difference. This happens when the property is worth less than the amount owed to the lender and the owner must sell because he can no longer afford to pay the debt. The lender is usually willing to accept a short sale and take the loss because it is cheaper than going through the whole process of a foreclosure. In most cases it does not affect the home owners credit and they walk away free and clear. What happens is that the property is put on the market and the amount it sells for is used to pay the mortgage, liens, taxes, real estate agent, attorney, etc. the negative amount is then absorbed by the lender.

A Foreclosure is a whole other animal, this is when the home owner defaults on a loan and the lender seizes the property. This is the worst case scenario. In this case you lose the house, your credit is ruined, it just stinks.

Property seized by a bank is called an REO (Real Estate Owned) these are foreclosure properties that the bank has already seized and now owns.

If you’re having trouble paying your mortgage and feel that your situation is not going to change for the better anytime soon please contact your lender and explain the problem to them. The worst thing you can do¬†is ignore¬†the problem¬†till the last minute¬†and have your home seized.

According to the Journal News the Zoning Board of Appeals has granted all the variances to the Ramapo Hills Development. Ramapo Hills is planning on building 263 condominiums in south Sloatsburg.¬† Sloatsburg Trustee Brian Nugent and many other people have a problem with this, Nugent was even quoted as saying “The more buildings, the more people and the more traffic.” While others believe that it will better the community by bringing housing.
