Today for my very first entry I think I’m going to talk about Rockland County real estate, I’m going to start with some tips on how to get your house sold in this market, 10 tips to be precise and here they are…



Tips For Selling Your House In Rockland County New York


1) Clean like you’ve never cleaned before. Kitchens and bathrooms sell houses so make sure you give them special attention. I know it may be difficult to keep a house looking immaculate at all times especially when you have kids, so just think about how great it will be to have someone fall in love with it and give an offer because of how great it looks.


2) Remove all clutter. Consider getting a storage locker to store the things you don’t use on a regular bases, I mean you have to move anyway why not get started now? Remove toys, pictures on walls, knick knacks, and any other personal things. You want them to envision themselves living in this house, remember you’re not selling them your life, just the house.


3) If you don’t want to hire a professional to stage your house than I highly recommend “detailing it” such as painting with a neutral color, and getting the carpet cleaned. Have your real estate agent give you ideas as to what you can do to make your house better. If you don’t have an agent, look at your house from a buyers point of view. If you have cosmetic changes or minor repairs that need to be done, do them. Be honest with yourself and look for the imperfections of your house. Believe me buyers will notice them.


4) Work on the “curb appeal” of your house such as landscaping. You want people to drive up to the house, see how well maintained and beautiful it is on the outside and hunger for more. If all they see are overgrown shrubs, dead grass, and loose gutters, it doesn’t matter what’s inside they’ve already made up their minds.


5) Have a professional home inspection done on your house and get a detailed report. This way you’ll know if there is anything wrong with the house that you may not have known about before, such as insufficient electrical service, or roof damage. You want to know about these things now, not later.


6) Price your house realistically, this is very important, if it’s overpriced buyers won’t come within a thousand feet of it. If you’re selling it on your own, study the market trends and recent sales and price your home accordingly. If you’re going to hire a real estate agent then have them do a comparative market analysis (CMA) with properties that compare well with yours, and for Pete’s sake listen to what your agent has to say. It never ceases to amaze me how people hire a professional to sell their house but they don’t take their advice. It’s like telling your doctor how to perform surgery on you, crazy huh?


7) Don’t give unreasonable time and day restrictions for showings. Make it easy for buyers to come see your home. This means weekends and early evenings when people are usually off of work. Remember this is now a buyers market with plenty of other homes on the market. If you make it difficult for them to see your house they will just move on to the next one, believe me there is no shortage of inventory.


8) If you have a real estate agent consider having them to put a lockbox on your door (an electronic box containing a key to your house that can only be opened by an authorized person), this way you don’t have to be there whenever someone wants to see the house, which leads me to my next tip…


9) Leave the house for showings and take your pets with you. Buyers don’t want you hanging around when they’re looking at a house they might consider buying. This makes them feel rushed, uneasy and anxious to leave. Also make sure pets are not there either, you might know that “Fluffy” is nothing more than a big ball of yumminess, but buyers don’t. Meeting up with an animal in a strange house can be frightening for both the buyer and your pet so please keep them out of the house for showings.


10) Hire a licensed real estate agent, stop rolling your eyes this is not shameless self-promotion. Selling your house is probably one of the biggest financial transactions you will ever do, so why would you not hire a professional to make sure everything goes as smoothly as possible. Real estate agents not only market to the general public, but they also market to hundreds of other agents, and these other agents have buyer clients, hundreds of agents equals hundreds of buyer clients, you get the picture. And marketing is just the beginning, a good agent is there working with you from the day you put your house on the market to the day it closes. Don’t wing it, hire a professional.
